This can be difficult when the best source for data (the utility bill) is often extremely general regarding your facility’s energy consumption. So what is the best way to get granular? Survey says, “Submeter your energy sources!” Sub metering allows facility managers to isolate energy consumption by sources (e.g., plug loads, HVAC, lighting) and by users (e.g., tenants, departments etc.) to better track and bill for the consumption. So what is Submetering? Submetering is installation of additional metering devices to measure energy consumption after the main utility meter. The benefits are numerous: Eliminates inaccurate estimates Improved, more accurate billing Promotes energy savings Concise energy management Ease of use and installation Compliance with green requirements Despite the benefits, I saw a recent survey in Building Operating Management that showed only one-third of facility managers use submeters widely and another third do not use them at all. This makes submetering a missed opportunity for facility managers, and the reason for this post. Part of the problem may be that it is more expensive to add a submeter after the facility is constructed. Top Sources to Submeter At a minimum, there are three energy consumption sources facility managers should consider adding a submeter to: Plug loads Lighting HVAC systems 1. Plug loads Plug loads include all electronics in the facility that tap into the building’s plug receptacles (e.g., computers, printers, coffee makers, space heaters etc.) According to Wikipedia, the Commercial Buildings Energy Consumption Survey (CBECS), a national sample survey project of the U.S. Energy Information Administration, reported that based on 2003 data, 19% of the total energy of U.S. office buildings is attributed to plug load energy use (office equipment, computers, and other energy use). 2. Lighting Systems Most energy consumed in a building comes from lighting. I’ve seen estimates indicating that 20% to 50% of total energy consumption comes from lighting use or misuse. Most importantly, for some buildings, over 90 percent of lighting energy consumed can be an unnecessary expense through over-illumination. The cost of that lighting can be substantial. A single 100 W light bulb used just 6 hours a day can cost over $25 per year to use (.12/kWh). 3. HVAC HVAC systems are another great source to focus a submeter on. Placing a submeter on your HVAC system can help you determine where spikes occur. Knowing where and when the spikes occur allows facility managers to determine whether the spike was due to a change in the weather or because the HVAC system was operating when it should have been turned off.</p>]]></content:encoded>

Also, since your fish needs an environment significantly different from our own, there is some equipment which will also require care. Though the maintenance and care required for an adequate sized fish tank is not as high as for a dog or a parrot, it is still a commitment you are making, and will be necessary to provide safe and healthy accommodations for this new member of your family or household. The information below (and throughout most of the First Tank Guide is for maintaining a fish tank of ten gallons or more with an appropriate filter. Small fish tanks (any tank smaller than ten gallons), fish bowls, or any fish tank without a filter will require significantly more care and maintenance. If you have a small tank or bowl, please review the information on care of small fish tanks and fish bowls for details and recommendations. Housing Your new fish will require a home. Beyond just the fish tank, you should give consideration for the environmental requirements of your new pet. Does it need to be warm or cool? If it needs to be warm, you'll probably need to get a heater to keep the tank warm. The fish will definitely need a filter to keep the water from becoming toxic between weekly water changes. What other equipment will your fish need? You want to do some research on the fish you are interested in keeping before you get them so that you can be sure to provide a suitable environment for them. Feeding Some fish need to be fed more often, others need to be fed less often. However, if you are using processed foods, you will probably be feeding once a day or more often. Cleaning As with any live animal, there is some cleanup necessary with your aquarium. The biggest issue, and probably the most important, is keeping up with the regular weekly 10-15% (or more) water changes. Insufficient water changes contribute to a number of different problems for fish and for your fish tank, which can make the aquarium much less enjoyable, make the tank more work to care for, and make the environment much less healthy for your fish. Equipment Maintenance The aquarium equipment you have to house your fish will need some maintenance. If you keep up with this, your equipment should last a long time and continue to be effective. Check that the temperature is correct in the tank at least once a day. Check all electrical connections and cords at least once a week. Replace any carbon in your filter regularly. In an under gravel filter system, replace the carbon at least once a week, or remove it for better filtration. In other filter systems, the carbon should be changed once every 3-5 weeks. Clean other filter media regularly, or replace as necessary. For power filters and corner filters the media and water flow should be checked every couple of weeks. For other external filters, check the water flow weekly, but you can probably check the media monthly. Of course, if the filter manufacturer recommends checking more often, follow their instructions. Clean the impeller assembly on any water pump at least once a year, and make sure to oil external water pumps as necessary based on the manufacturer's instructions. Succulents have become quite popular in recent years, and it's not hard to imagine why. They actually prefer dry soil and room temperature, so keeping them alive is pretty easy. They look beautiful in both clusters or singles. Aloe not only looks great, but has health and healing benefits too. Plants comes in all sizes, from a few inches to a few feet wide, so you'll definitely find one appropriate for your space. Rubber trees are great if you have tall ceilings because they can grow 8+ feet tall! If you're looking for a smaller plant, you can simply trim it to shape. Rubber trees have shiny emerald leaves that reflect light beautifully. The vertical sword-shaped leaves sport a unique pattern reminiscent of Ikat textiles. Snake plants sit well in corners and look appropriate both on the floor or elevated on a table. A light and whimsical plant, asparagus ferns work well in hanging baskets. Drain sediments Open the drain valve slowly and let the water run until it's clear and free of sediments. Caution: The water is hot! Water heaters often work perfectly for a decade or more without any care, so they're easy to neglect. But a few minutes of TLC once a year pays off by extending the tank's life span and maintaining your water heater's efficiency and safety. First, test the pressure-relief valve located on the top or side of the water heater (Photo 1). This valve opens automatically if the pressure inside the tank gets too high. (Excess pressure can actually cause the tank to explode.) If the valve doesn't release water when you lift the lever, replace the valve (sold at home centers and hardware stores). Replacement is simple; turn off the water, drain the tank, unscrew the discharge pipe and then unscrew the old valve. Wrap the threads of the new valve with sealant tape and screw it in. If your valve is several years old and has never been tested, it might leak after you test it. In that case, replace the valve. Next, close the shutoff valve on the cold water supply pipe that feeds the water heater. Then turn on the hot water at any faucet to release the pressure inside the heater's tank. Leave the faucet on until you finish your work. If you have an electric heater, turn off the power at the main panel. With a gas heater, turn the gas control dial to “off.” Drain the tank to flush out sediments that have settled to the bottom of the tank. Sediment buildup shortens the life of your water heater and adds to your energy bill by reducing its efficiency. Draining 2 or 3 gallons of water is usually enough to flush out sediments, but always let the water flow until you no longer see particles in the bucket. Caution: The water is scalding hot. Don't worry about any gurgling or groaning noises coming from the heater; it's just air entering the system as water drains out. If the drain valve won't close tightly when you're done, drain the tank completely, unscrew the old valve and screw in a new one. To restart the water heater, open the shutoff valve and let the hot water run at any faucet to purge air from the system. Then turn on the power or relight the pilot. Set your water heater's dial to 120 degrees F. If the dial doesn't have numbers, check the water temperature with a cooking thermometer. Higher temperatures increase sediment buildup and the risk of scalding injuries.</p>]]></content:encoded>
